TITLE: Manager, Maintenance and Facility


SUMMARY: Manages all facility and maintenance activities and related vendor relationships for Mid-Ohio Foodbank's (MOF) food distribution warehouse and office. Plans, budgets and schedules all maintenance including estimates on equipment, labor, materials and other related costs. Manages facility operations utilizing real-time strategies for ensuring continuous rapid-response operations to meet internal and external environmental changes.

REPORTING RELATIONSHIP: Reports to Chief Financial Officer


DIRECT REPORTS: Specialist, Facilities and Maintenance


PRIMARY DUTIES:
1. Serve as the primary contact for all facility related visitors/vendors, and serves as project manager for all major facility projects.
2. Ensures maximum efficient operations of facility and equipment through the management of external partners consisting of skilled and unskilled trade organizations, and the purchase of necessary outside technical and non-technical support services. Ensures that all utility systems are fully operational and inspected in accordance with preventive maintenance schedules.
3. Develops and implements preventative maintenance as well as repair programs & procedures for the MOF facility.
4. Manages facility maintenance projects and ensures that all projects are completed within committed time and budget. Plans projects and established priorities, and monitors progress. Publishes KPI's, monitors results, implements appropriate action, and prepares action reports.
5. Responsible for facility and community rooms during daytime, evening, and weekend events and meetings including set-up/tear-down, assistance with meeting equipment and technology needs, safety and facility security including closing and lock up of the building
6. Identifies current maintenance needs and formalizes operating plans and shop budgets to increase equity and efficiency within the MOF facility.
7. Develops vendor management strategy to select, negotiate, and contract with external contractors for services and products to meet and align with facility maintenance objectives.
8. Manages facility expenses within approved budget.
9. Responds to emergencies outside of normal working hours.
10. Remains familiar with and complies with all Federal, State and local safety and environmental laws and regulations.
11. Responsible for preventive and predictive maintenance and repair.
12. Develops analysis utilizing key performance indicators for inventory management, including surplus/obsolete, vendor management and distribution network operations.
13. Establishes and maintains strong relationships with MOF team members and stakeholders.
14. Performs other duties as assigned.


MINIMUM QUALIFICATIONS:
Education: Bachelor's Degree in Business Management or Operations preferred. High School diploma with 5 years of project/people management experience required.
Licenses/Designations: Previous experience and certifications in facilities maintenance preferred.
Experience: Minimum of five years of Maintenance experience in a distribution or manufacturing environment (preferably food) required.
Knowledge: Demonstrated understanding of principles of Logistics and Distribution. Demonstrated working knowledge of computer controls systems (Alleron/Aeon). Solid understanding and hands-on experience in production/inventory planning and scheduling, purchasing, replenishing, and vendor managed inventory (VMI). Extensive knowledge Microsoft Office software including Word, Excel and Outlook. Working knowledge in employing analytics to achieve efficiencies within the logistics/distribution arena. Knowledge of: Columbus Health Code Title V Food and Food Products, Chapter 209 Enforcement, Inspection and Safety, Chapter 259 Food Salvage (required after hire;) OSHA regulations, principles of management, budgeting preferred.
Skills/Competencies: Ability to manage multiple projects and meet deadlines. Excellent demonstrated computer proficiency in Microsoft Office software including Word, Excel and Outlook. Strong verbal, non-verbal written, analytical and persuasive skills. Ability to work effectively and efficiently both independently and in a team environment. Excellent customer focus and customer service skills. Ability to learn, adapt quickly to organizational change and to identify and respond quickly to real time market/environmental needs.


JOB CONDITIONS:
FLSA Status: Exempt
Working Conditions: Normal office environment, including extensive work at a computer monitor. Some evening and weekend work required as necessary. Frequently required to sit, talk and hear, reach with hands and arms, use hands to finger and handle. Regular use of telephone for communication.
